Can you hold a property before I apply?
We operate on a first-come, first-served basis. To secure a rental, you must submit a completed application along with all required fees and documentation. We recommend applying as soon as you're interested after you have viewed the property. -
Do I need to pay first and last month’s rent with the security deposit?
Move-in costs typically include the first month’s rent and a security deposit. Some properties may also require last month’s rent. Exact requirements will be outlined during the leasing process. -
How old do I need to be to apply?
You must be at least 18 years old—or the legal age in your state—to apply and sign a lease. -
Is the security deposit refundable?
Yes. As long as the lease terms are fulfilled and the property is left in good condition, your deposit is refundable. Deductions may apply for unpaid rent, damage, or excessive cleaning needs. -
How do I apply for a property?
You can apply online through our website or by contacting our office. A complete application, application fee, and documents like ID and proof of income are required. -
What are the rent payment options?
Rent can be paid online through the tenant portal, via ACH transfer, or with a check/money order—depending on the property’s setup. We recommend online payments for convenience and speed. -
Can I have a pet?
Pet policies vary by property. Always check your lease and contact our team for approval before bringing a pet. Some homes may allow pets with additional deposits or monthly pet rent. -
What should I do if my lease is ending and I plan to move?
Provide written notice according to your lease ‐ minimum of 30 to 60 days in advance. Let us know in writing before the required deadline to ensure a smooth move-out process. -
Who pays for maintenance and repairs?
Routine maintenance is handled by our team, but tenants are responsible for any damages caused by negligence. Please submit repair requests promptly through your tenant portal.
